NSW Residential Tenancy Agreement

Complete the NSW standard residential tenancy agreement (Form FT6600) online. Required for all residential rentals in NSW under the Residential Tenancies Act 2010.

When do you need this form?

When entering into a residential tenancy in NSW. This is the standard form prescribed under the Residential Tenancies Regulation 2019 — landlords and agents must use it for all NSW residential tenancies.

What you'll need

  • Full names and contact details of all tenants and the landlord or agent
  • Agreed rent amount, payment frequency, and bond amount
  • Start date and type of tenancy (fixed term or periodic)
  • Details of any additional terms agreed between the parties
  • Property address and description of any inclusions (parking, storage etc)

Where to send it

This agreement stays between the landlord and tenants — it does not get lodged with any government agency. Both parties keep a signed copy. The bond must be lodged with NSW Fair Trading via the Rental Bonds Online service.
